What is inspected?

 

Carroll Inspections, Inc., inspects readily accessible, visually observable, installed systems and components listed below as defined by the Illinois Standards of Practice.

 

1.   STRUCTURAL COMPONENTS

  • structural components including the foundation and framing

2.  ROOFING

  • roof covering
  • roof drainage systems
  • flashing
  • skylights, chimneys and roof penetrations

3.  EXTERIOR

  • siding, flashing and trim
  • all exterior doors
  • attached or adjacent decks, balconies, stoops, steps, porches and their associated railings
  • eaves, soffits and fascias where accessible from the ground level
  • vegetation, grading, surface drainage and retaining walls
  • adjacent or entryway walkways, patios and driveways

4.  PLUMBING

  • interior water supply and distribution systems including fixtures and faucets
  • drain, waste and vent systems
  • water heating equipment and vent systems
  • flues and chimneys
  • fuel storage and fuel distribution systems
  • drainage sumps, sump pumps and related piping
  • location of main water and main fuel shut-off valves

5.   ELECTRICAL

  • service drop
  • service entrance conductors, cables and raceways
  • service equipment and main disconnects
  • service grounding
  • interior components of service panels and sub panels
  • conductors
  • over current protection devices
  • a representative number of installed lighting fixtures, switches and receptacles
  • ground fault circuit interrupters

6.   HEATING

  • permanently installed heating equipment
  • fans, pumps, ducts and piping; their supports, registers, radiators and convectors
  • visible vent systems, flues and chimneys

7.   COOLING SYSTEM

  • permanently installed central and through-wall cooling equipment

8.   INTERIORS

  • walls, ceiling and floors
  • steps, stairways, balconies and their railings
  • countertops and installed cabinets
  • doors and windows
  • garage doors and garage door operators

9.   INSULATION & VENTILATION

  • insulation and vapor retarders in unfinished spaces
  • ventilation of attics and foundation areas
  • mechanical ventilation systems in attics, kitchens, bathrooms and laundry

10. FIREPLACES AND SOLID FUEL BURNING APPLIANCES

  • system components
  • vent systems, flues and chimneys
